What to have ready before a market appraisal

A market appraisal is not an exam, and you do not need the house to be perfect before asking for one. It is simply a chance to understand what your home might achieve, what buyers will compare it with, and what your next steps could look like.

A little preparation makes that conversation more useful. If you are thinking about selling in Oswestry or the surrounding SY10 to SY12 area, start with these four things.

1. Your reason for moving and your rough timing

You do not have to share anything personal. It is helpful, though, to be clear about the practical shape of your move. Are you testing the market, hoping to be moved by a particular season, or needing to sell before buying elsewhere?

Timing affects the advice. A home that needs to be ready quickly calls for a different plan from one where you can spend a few months preparing, photographing and choosing the right launch date.

2. A short list of improvements and paperwork

Make a note of work you have had done: a new boiler, windows, roof repairs, an extension, rewiring, insulation or anything else that helps explain the home. If you have certificates, guarantees, planning paperwork or building-regulation documents, put them somewhere easy to find. There is no need to send personal documents before you have chosen your agent.

The Government's current overview of selling a home also says sellers should check what they owe on their mortgage, find out what their home is worth, choose a solicitor or conveyancer, and provide the right paperwork, including an Energy Performance Certificate. You can read the official overview at GOV.UK.

3. The things a buyer will ask about

Write down the practical answers you know already. That might include council tax band, tenure, parking, boundaries, heating, recent repairs, service charges if relevant, and any work you know is planned nearby. If you are not sure about something, say so rather than guessing.

The point is not to turn your kitchen table into a legal file. It is to identify early what needs checking. Clear information helps an agent present the home properly and helps you avoid a last-minute scramble once a buyer is interested.

4. Your questions about price and the selling plan

Bring the questions you actually want answered. For example:

  • What has sold that is genuinely comparable with my home?
  • What will buyers notice first when they view it?
  • Is there anything worth doing before photographs are taken?
  • What would a realistic launch plan look like for my timescale?
  • What should I do first once I decide to go ahead?

A useful appraisal should leave you clearer, not pressured. The asking price is important, but so is the evidence behind it, the presentation of the home, and the plan for the first few weeks on the market.
